Fire and electrical safety for landlords, letting agents and property managers
If you’re responsible for a residential property – whether as landlord, letting agent or property manager – you have a duty to ensure the safety of your tenants. Legislation falls under various Acts, including the Housing Act 2004, Building Regulations and The Regulatory Reform (Fire Safety) Order 2005.
It’s vital that your property’s electrical and gas supplies have safety certificates, and you follow regulations to protect tenants from the risk of fire. Failure to comply with the law can have serious consequences, including large fines and/or a prison sentence.

Guide to fire and electrical protection responsibilities
As a landlord, your obligations include:

Providing a smoke alarm on each storey and a carbon monoxide alarm in any room with a solid fuel burning appliance (such as a wood burning stove or open fire)

Checking that anyone in the building has access to escape routes at all times

Ensuring that any furniture and furnishings you supply are fire safe

Providing fire alarms and extinguishers if the property is a large house of multiple occupation
